Part-buy, Part-rent for Adam

As a Sales Merchandiser Adam Goodchild has to travel all over Essex, Hertfordshire, Buckinghamshire and beyond. “I’d been renting privately in the centre of Hatfield for two years, because it’s a good town to get about from,” explained Adam. The A1 and the M25 are nearby, which is great because I have to travel so much for work. It’s easy to get into London, too.”

Adam was keen to stop renting and wanted to buy his own flat. “You can pay up to £210 a week for a 1 bedroom flat in Hatfield. There’s no way I could afford to rent a new property privately, so I was renting a flat that wasn’t great. It was right in the centre, which was noisy.”

On his way to the gym one day, he walked past a billboard advertising The Forum, a new development in Hatfield by Metropolitan Home Ownership (MHO). The Forum – which takes its name from the legendary Forum Theatre which previously occupied the site – comprises 19 one-bedroom and 9 two-bedroom apartments, each available to part-buy, part-rent through New Build HomeBuy. “The advert said that The Forum was coming soon, so I made some enquiries and was shown the floor plans. Once the show home was ready I visited the building, and chose a property to buy there and then. MHO made the process really easy; there were lots of helpful people and they helped me get a solicitor and a mortgage advisor.”

Adam’s new home is on the second floor and has a balcony which, Adam explains, is south east facing. “It gets the sun in the morning and the windows let in lots of light and warmth.” All apartments at The Forum have been carefully designed to make the most of the living space and are finished to a high standard. Features include integrated kitchens with stainless steel oven, hob and hood, luxury fitted white bathrooms, and neutral carpeting throughout. Each apartment is fully double glazed, and for added peace of mind has a secure video entry phone system.

“The part-buy, part-rent option seemed like a good way to get onto the property ladder,” said Adam. “I wasn’t earning enough to get a mortgage, but I could buy 35% of a one bedroom flat for £52,000 – an amount that lenders were happy to give me.”

Adam hasn’t looked back since, and now enjoys living in his own home at a price he can afford. “I’m only paying £90 per month more than I was when I was renting, and that includes utility bills too. I can afford it; it is definitely worth it because now I own my own home!”
